Supplemental Consumer Information Form

The Supplemental Consumer Information Form (SCIF/Form 1103) is required for new conventional loans sold to Fannie Mae and Freddie Mac with application dates on or after March 1, 2023. These questions will help facilitate the collection of homeownership education, housing counseling, and language preference information.

To support this requirement, we've added SCIF questions to all loan application templates starting on 2/1/2023. Each of these questions and their responses conforms to 3.4 MISMO standards to map to LOS and AUS specifications.

Preferred Language

With this update, users will now see the preferred language question first in the About You section. Here, we ask for the borrower's preferred language and provide links to additional resources if a translation is not available. 


Bonus: If the Spanish application is enabled for your organization and the borrower selects Spanish as their preferred language, we can automatically recommend switching to the Spanish application. 

Borrower's who are seeking language assistance can click on the "Learn more" link to receive a list of additional resources that may be able to help them with translations. The details are shown in the image below. 

Homeownership Education & Counseling

At the end of the declarations, borrowers will be presented with two new questions regarding homeownership education and housing counseling. These initial questions will be required on the template, however, any additional conditional questions will not be required. More information on that is outlined below. 

If a borrower indicates that they have received some education or counseling, we'll ask a few additional questions. All specifics within these questions are optional so if the borrower does not know the answers, they are not blocked from completing the loan application. An example of these additional questions is shown below. 

Data Mapping 

Each of these questions and their respective responses conform to SCIF (1103) and 3.4 MISMO standards to map to LOS and AUS specifications. 


Housing Education Data Mapping

There is a known issue where Housing Education responses are not mapping to Encompass. Encompass has acknowledged the issue is on their end, and a fix is scheduled to be in production by 2/16/23. 


These questions are required for new conventional loans sold to Fannie Mae and Freddie Mac, however, these questions may be hidden by an organization admin in the template manager
