Trid 6 / Respa in Maxwell Loan Applications

What pieces of information make up TRID 6?

  1. Name
  2. Social security number

  6. Mortgage loan amount sought

Which fields trigger TRID in the Maxwell loan application? (when filled out in its entirety)

TRID is triggered in the Maxwell loan app for new purchase by:

  • Borrower name
  • Borrower social security number
  • Borrower income
  • Estimated value of property = price of house under contract
  • Loan amount = price of house under contract minus downpayment
  • Property address = address of house under contract 

TRID is triggered in the Maxwell loan app for refi with:

  • Borrower name
  • Borrower social security number
  • Borrower income
  • Property address = address of house being refinanced [is the property being refinanced the same as your current address? If yes ➡️ use the address from "About You." If no ➡️ "what is the address of the property being refinanced?"]
  • Estimated value of property = current value of home
  • Loan amount = loan amount

Which fields does Maxwell hide in our Applications by default to avoid triggering Trid6? 

Many of our lenders prefer not to trigger Trid6 on initial loan application submission before they have had an opportunity to review the application and contact the borrower. To prevent that many lenders typically hide the following questions in our Loan Applications

Purchase 

  • Property address = address of house under contract (By default we hide this question unless 

Refinance 

  • Estimated value of property = current value of home
If you would like to show these questions so you trigger Trid6 on application submission or hide different questions in the Loan Application you can configure these in your Loan Application Settings
